When the Minister visited Regimanuel Gray Estates: A community built to last

Mahama Ayariga, Minister for Local Government, Chieftaincy and Religious Affairs, in discussion with the Regimanuel Gray team at the East Airport Clubhouse

Hon. Mahama Ayariga and his team toured our East Airport development and saw first-hand what thirty years of building, and looking after, a community looks like.

Recently, the Minister for Local Government, Chieftaincy and Religious Affairs, Hon. Mahama Ayariga, and his team visited our East Airport development. They walked the streets, saw the drainage, the roads and the trees, and met the people whose job it is to keep it all running. In remarks that have since been widely reported, the Minister spoke of replicating the Regimanuel Estates development model across Ghana’s cities.

For us at Regimanuel Gray, it was a proud moment, and a humbling one. Proud, because the Minister and his team recognised the intentionality behind the infrastructure and the way our communities are managed. Humbling, because none of it happened overnight.

Why we build the way we do

In 1983, Mr. and Mrs. Emmanuel Botchwey returned to Ghana and found that the house they had bought had been sold to several other people. That broken trust became the promise behind Regimanuel Gray, incorporated in 1991: to be a developer Ghanaians, at home and abroad, can trust from the day they buy to a lifetime of ownership.

Keeping that promise has always meant looking beyond the house. A home is only as good an investment as the street it stands on, the drains beneath it and the care the neighbourhood receives for years afterwards.

What most people never see

  • Drainage and underground services, installed before the first family moves in. You may never see them, but you feel them when the rains come and the neighbourhood clears quickly.
  • Roads that are maintained, not left to collapse. Regular care costs far less than rebuilding.
  • Trees and green spaces that cool the air and make a place pleasant to live in.
  • Security, cleanliness and care that continue long after the last house is handed over.

The part that makes it last

Good infrastructure does not look after itself. That is why RG Estate Management Company (RGEMC) exists: so that the care of a community is a permanent, professional service, and not left to a few people for a short time. It is also why East Airport, developed over three decades, is a place its residents are proud to call home.

What this means for Ghana

The Inner City Big Push Initiative, part of the government’s wider Big Push agenda, proposes that private organisations help rebuild, light, green, drain and maintain city streets, with financing drawn from sources such as property rates and betterment charges. We welcome that direction. Our experience is simple: building well is half the job. Maintaining well is the other half, and it has to be planned and paid for from day one.

We are grateful to the Minister and his team for their time, and for their recognition of what a well-planned, well-managed community can do for a city.
